Drop in foreclosure filings in Collin County in DFW area
The year 2009 has not been particularly great for Dallas – Fort Worth where foreclosures are concerned. So when the new year of 2010 started with a dip in the number of foreclosure filings then it is being seen as a welcome break. Collin County in the DFW area has been through several months of steady rise in the overall foreclosure rate but finally there are some signs of a decrease in the rate.
The maximum decrease in rate of foreclosure experienced by Collin County in Dallas-Fort Worth was in December of 2009 according to data provided by the Foreclosure Listing Service (FLS). In fact the drop in the foreclosure rate was staggering as the difference from November 2009 to December 2009 was a huge 28 percent. It dropped by another 9 percent by the end of December 2009 according to Foreclosure Listing Service (FLS).
George Roddy, President of Foreclosure Listing Service (FLS), said that the foreclosure rate in Collin County has seen some significant improvements recently. He mentioned that there were 612 postings filed for the next foreclosure auctions. This according to Roddy is one of the lowest postings filed for the February foreclosure auction in almost 3 years. Roddy also said, "February's postings for this foreclosure cycle peaked last year when 673 postings were filed on homes. But one year before that, February's posting level topped the 600 market with 623 notices filed. Glancing back to February of 2007, there were just 472 foreclosure postings filed.”
Collin County was not the only county recording a drop; Tarrant County, Dallas County, and Denton County are also experiencing remarkable decreases in their foreclosure rates for the same period. The rate of foreclosure in Dallas County dropped by almost 19 percent and Tarrant County saw a drop of 17 percent. In Denton County, the rate of foreclosure dropped by almost 25 percent, according to data provided by Foreclosure Listing Service (FLS). Comparatively speaking, the rate of foreclosure in Dallas County and Denton County during the same period last year had dropped by only 7 percent. In Tarrant County in the same period last year, the foreclosure rates had increased by 2 percent. Roddy believes that these improvements are the most encouraging signs in almost two years.
Residential foreclosure posting in the Dallas – Fort Worth area in February was recorded at 4,695 foreclosure notices as compared to 4,905 notices last year.
